Regency Centers is creating a new vision for Westwood Shopping Center that includes neighborhood-focused retail, office, residential and green space. The proposed redevelopment will reinvigorate this beloved destination and position it to serve the Bethesda community for years to come.
Community Open House at Westland Middle School, 7:30 PM.
Anticipated planning commission hearing.
Regency Centers owns the Westwood Shopping Center. Regency Centers is the preeminent national owner, operator, and developer of shopping centers located in affluent and densely populated trade areas. Our portfolio includes thriving properties merchandised with highly productive grocers, restaurants, service providers, and best-in-class retailers that connect to their neighborhoods, communities, and customers. Operating as a fully integrated real estate company, Regency Centers is listed on the NYSE and is a qualified real estate investment trust (REIT) that is self-administered, self-managed, and an S&P 500 Index member.
Despite the company’s national reach, Regency Centers has deep, local roots with other nearby shopping centers, intentionally staffed with the best people in the specific markets. In fact, much of the company’s Tysons-based team and their families live and work within the Bethesda area.
Following the Montgomery County Planning Board’s approval of Equity One’s original sketch plan and preliminary plan in 2017, Regency Centers acquired Equity One, and Regency assumed leadership of the redevelopment efforts. Since then, Regency has received feedback regarding the original plan and has begun to formulate an updated plan.
The next step is to present these new plans to the community at an open house on January 31, 2018. About one month after this meeting, and upon consideration of all feedback received, an amended preliminary plan and site plan(s) will be filed with Park & Planning. We anticipate a public hearing in fall 2018.
We ask the public to note that the applicant listed on all development documents and signage will continue to be “Equity One” throughout the development process, rather than “Regency Centers,” as this is the entity originally associated with the development application.
Regency Centers acquired the Westwood Shopping Center as part of its merger with Equity One. Now part of Regency’s sterling portfolio, we believe this property represents an exciting opportunity to energize an underutilized retail destination which hasn’t been renovated since it was first developed more than 50 years ago. With public feedback and support, we have taken the time to carefully consider the smartest and most considerate way to redevelop the property in the best interest of the community. We want to create something truly wonderful, and we believe our vision for redevelopment will better serve the surrounding community for generations to come.
Our company creates unique spaces that meet three key goals:
• Placemaking: Creating distinct spaces that reflect what makes the surrounding areas special while enhancing the layout, traffic, and flow of the center
• Connecting: Engaging with local communities through special events and charitable initiatives, while providing updates and offers wherever people get their information
• Dynamic retail: We blend best-in-class local merchants with top national retailers to create successful projects that meet each community’s unique needs
In addition to the Westwood Shopping center, Regency Centers also acquired Westwood Center II, Bowlmor Lanes, two Westbard Avenue Citgo gas stations, and the former Manor Care site.
Yes. Montgomery County requires several periods of public input, and Regency Centers will ensure these requirements are met while also soliciting feedback through a comprehensive community outreach effort including physical mail, email and the website at WestwoodRedevelopment.com.
